Two residential development applications now before the City of Brampton could bring roughly 549 new housing units to the Mayfield Road corridor west of Airport Road, near the Caledon border.

Both proposals call for 12-storey mixed-use apartment buildings paired with townhouse developments on neighbouring properties. City planners are reviewing zoning bylaw amendments and draft plans of subdivision for each site, according to GTAChronicle.com.

The first application, submitted by Blackthorn Development Corp. on behalf of Royal Empire Group Inc., covers a 1.79-hectare site at 5923 Mayfield Road. It includes a 12-storey apartment building with 181 units and commercial office space on the ground floor, along with 52 townhouse units, two semi-detached homes and 204 parking spaces.

The second application, filed by KLM Planning Partners on behalf of Upper Mayfield Estates and Caliber Homes, covers a 1.62-hectare property at 5875 Mayfield Road. That project would feature a 12-storey mixed-use building with 250 units and office space, plus 64 three-storey townhouses and 344 parking spaces.

No public comments at statutory meeting

The proposals went before statutory public meetings at Brampton's Planning and Development Committee on June 15. No residents came forward to speak or raise concerns about either application.

City planners are examining several aspects of the projects, including building height, the mix of residential and commercial uses, existing and future transit, and buffering measures such as setbacks, transitions and landscaping meant to fit the new buildings with surrounding properties.

Ward 9 and 10 Councillor Gurpartap Singh Toor welcomed the progress, saying many parcels in the area have sat vacant or underused for decades. He described it as an exciting time for the community, and said the pace of development in his wards has risen sharply over the past four years as Brampton continues to expand.

Highway 50 industrial proposal sent back to staff

At the same committee meeting, councillors also reviewed a separate industrial proposal on Highway 50 south of Countryside Drive. The application includes a single-storey industrial building and a temporary three-year outdoor truck and trailer storage operation.

After nearby Bolton residents raised concerns about truck traffic, the committee referred the application back to city staff for further review.

If approved, the two Mayfield Road projects would add a blend of higher-density apartments and ground-related housing to a corridor along Brampton's northern boundary that has become one of the city's key growth areas, attracting growing interest from residential developers.
